          Property Division handles:
a)      Matters pertaining to immovable properties:

  • Scrutiny of title deeds.
  • Meeting/s with Land Owner/s and their Advocate/s along with the Purchaser/Builder.
  • Verification of original title deeds.
  • Drafting and finalisation of Agreement for Sale/Sale Deed.
  • Drafting and finalisation of Supplemental Agreement.
  • Drafting and finalisation of Joint Development Agreement/Sale-cum-Development Agreement.
  • Meeting and discussion for finalisation of Agreement/Deed.
  • Drafting and finalisation of Power of Attorney for Plan Approval or Full Power (including sale, development, etc.) as the case may be
  • Drafting Affidavits/Declarations/indemnities, etc.
  • Derivation of title and Title Opinion.
  • Drafting/Vetting such deeds/agreements required for the Project.
  • Drafting and finalisation of Agreement for Sale(UDS).
  • Drafting and finalisation of Builders Agreement/Construction Agreement/ Promoters Agreement.
  • Drafting and finalisation of Sale Deed(UDS)
  • Meetings with customers of the Builders and/or their Advocates and clarifying queries raised by them.
  • Site Visit.
  • Liaising with the Registration Department with regard to registration of Deeds/Agreements with the Registering Authorities and release of the said documents.
  • Formation and registration of Association including drafting Bye-Laws.
b)      Other Documentation:
  • Drafting and finalisation of all kinds of Agreements and Deeds including Will, Lease Deeds, Release/Settlement/Partition Deeds, Deeds pertaining to Partnership, Trust, Joint Venture, MoUs.
  • Contract Agreements, Opinions, etc.
c)       Due Diligence:
  • Due Diligence work is undertaken based on clients’ requirement with respect to immovable properties and other legal issues related to the same.
d)      Liasion Services:
          We also assist our clients in the following ways:
  • In obtaining Patta, Chitta, Adangal and any other certificates/documents from the appropriate authorities.
  • In liaising with the Revenue Division for resolving property tax, water tax and any other matters.
  • In registering Partnership Firms.
  • In liaising with the Registration Department for registration of documents, obtaining certified copies of documents, Encumbrance Certificates (ECs), etc.
